🏡 The Conveyancing Process — 4 Simple Steps
Not sure what happens during a property transaction?
Here’s our straightforward four-step guide to help you feel confident at every stage.
Step 1: Instruction & Initial Checks
Once you’ve chosen UK Property Lawyers, we’ll open your file, carry out ID and anti-money laundering checks, and confirm all the details about your property and transaction.
→ This gets everything ready so we can act quickly on your behalf.
Step 2: Legal Work & Searches
We’ll review contracts, raise any necessary enquiries, and carry out searches with the local authority, water, and environmental departments. For sellers, we’ll prepare and issue the contract pack to the buyer’s solicitor.
→ Our goal is to make sure there are no surprises before you commit.
Step 3: Exchange of Contracts
Once both sides are ready and all enquiries are resolved, we’ll arrange for you to sign the contract. The buyer’s deposit is paid, and a completion date is agreed.
→ At this stage, the sale or purchase becomes legally binding.
Step 4: Completion & Registration
On the agreed completion day, we transfer the funds, you receive (or hand over) the keys, and the property officially changes ownership. We then register the new ownership with HM Land Registry.
